The project is located in the northwest corner of Jinji Hongwu Scientific and Technological Innovation Industrial Park, in 1st Hongmiao Lane, Gulou District, Nanjing, next to Yinchuan River and University of Nanjing Finance and Economy. This is the former site of the Jinling Machinery Factory. After the factory moved in 19 years, the land was transformed by the Jinji group into a scientific and technological industrial hub in Gulou district. The renewal of the historic industrial remains of the old town is also an important research axis for FANAF.
The building was originally the electrical distribution room of the old factory, which was to be used as a single building after the transformation of the park. Considering the aging of the ceramic tiles and the fall of the wall coverings, the owner invited the project team to carry out the overall transformational design of the building. The facade renovation strategy does not seek “popularity”, it is more sober and essentially retains the original shape and color of the building. The facade is divided into three different textures using different German STO exterior wall painting processes.
Human body size range: thin roller coating, retaining the texture of tiles; size range of six meters high: thick spray to maintain a feeling of volume; the rest of the area: polishing and cleaning, keeping the original color of the tiles. He makes people feel no sense of distance, is very kind and perceives new vitality based on the perception of past history. The three textures also allude to the state of separation of the interior spaces. The building was originally a brick and concrete structure. Due to the previous demand for power distribution equipment, the building was divided into a four-meter space and a six-meter space. The middle partition is a brick wall, which does not serve as the main structural function. In order to improve the overall use of the space, a structural reinforcement design was made and partitions were added to open the partition wall between the two spaces and create new spatial connections.
The layout continues the entrance relationship of the original building. Behind the entrance, the back wall is the equipment and services area and the interior space is divided between the leisure reception area on the left and the office meeting area on the right. The original wall under the window was canceled to extend the lighting surface and increase the interaction between interior and exterior. The exterior courtyard follows the shape of the roadside and the building and forms an exterior resting space with high and low walls.
The low height of the entrance and reception and the slightly lower height from the floor give people a ‘want to sit’ feeling and provide more comfort. Large-scale ceilings are installed in the lobby and meeting spaces to hide the air conditioning and fresh air equipment; at the same time, the changes at the top also open the pace with the office sector. The height to the ground and the layout of the reception area are closer to those of apartment buildings, which gives the space a family resemblance. The removal of the suspended ceiling at the high window level also increases the connectivity between the reception area and the outside courtyard, which is different from the traditional office print.
The entrance on the right is the office area, the whole is mainly functional, concise and clear. The red horizontal structure and the cylindrical vertical structure become the visual center of the space. After the separation wall is canceled, the original concrete beams are replaced with I-beams and the concrete columns next to the opening are replaced with steel columns. Let the structure become the visual center of the office space. The partition part is separated from the wall, and the structure is stabilized by a one-sided structural column and a connecting arrow.
By design, there is no rigid connection between the wall and the partition, forming a sense of suspension; the space between the blocks is covered with solar panels to increase the penetration between the partition and the office area. In terms of the treatment of materials and details, the multi-layered birch panels are combined with white latex paint to create a minimalist atmosphere. By removing the wall tiles, applying latex paint and the smooth texture of the whole body, the contrast between the new and the old is formed and the original structural beams and columns are exposed, retaining the texture of historic brick wall.
In the process of urban renewal, it is planned to build a large number of residential areas around the remaining industrial parks. After the functional replacement of the industrial park, it is not a single office park but includes various functions such as commerce, office and leisure. This makes the park and the surrounding residents a new state of harmonious symbiosis.
